Vacation rental pros, terrible company
Rented a house from vacation rental pros in palm coast, fl in Dec 2016 and found them to be the worst, most unresponsive company. Choose this rental specifically for the pool.
When we arrived it was not working. I called several times each day the entire week. It was never fixed. I left a message with the office manager who never returned my call.
Sent a email to the head of the company at the end of our vacation with no response. Paid $6,000 for a week in a house with a pool and got nothing for my money, not even a letter of explanation or apology.
Worst rental company! Do not rent from them.

Booked a property 4 months out. After I paid in full and two weeks before the arrival date they call and say the home will not be available bc of maintenance.
I have been on hold for literally hours only to be hung up on. They will not refund my $1900.
I may be forced to take legal action. This is ridiculous.

For years we have dealt with VRBO for our vacation home rentals and had much success but this year we decided to give this other company a try, Vacation Rental Pros., Bad Idea! We had nothing but problems from day one.
Not only do you get a different answer to the same question every time you call but no one seems to know anything so they just make up as they go along. First I was given a price of 6,000 for the week which was outrageous. Then they said 6,000 for two weeks. After agreeing to the price of 6,000 for two weeks we later checked and for the same time period the price was now 6,000 for the month.
When I phoned they said it was peak season Dec 18 thru the 1st. No way this place was a ghost town and all the beach accesses were closed due to the hurricane damage. I had phoned ahead and asked that question and was told everything had been completed.
They get your money and that is it. Their contract should have been my first clue as it was about 30 pages with absolute no refunds for any reason after 48 hrs.Just want to let people know to stay away from this company.

Absolutely the worst company out there. Total Scam.
Lied to us time after time, no resolution, ruined our vacation. Bugs, filthy, pool like ice, no one came out, Do not rent from them, check out the reviews on them. We are considering a class action suit. We arrived and entered and the house had cob webs at the door, dead worms on floor, living room couches were so filthy they were sticky and we had to buy bedsheets to cover them, Pool had worms in the bottom, mud around the pool, pool chairs were broken, pool heater did not work.
We called time after time and they promised to correct but did not hoping we would stop complaining. Since then they are not even responding to my negative reviews.

They pray on people who cannot view the property before hand. We rented a house at 301 Harbor Shore in Venice and it was disgusting and we paid huge for it.
Worms, cold pool, dead ghecco on towel, plugged sink, nasty. They never came out and kept putting us off hoping that we would leave and we did. Feel free to call me for a verbal. It ruined our vacation and was the subject of our talks every morning.
Pictures do not represent the house at all. Worthless customer service.

My experience with Vacation Rental Pros has been nothing short of horrific. My family booked a large beach house near Vilano Beach, Fla., for a weeklong stay beginning Oct.
8. Family members were coming to Florida that week to celebrate my mother’s 80th birthday. Family members were coming from all over the country and had rented beach homes in the same area though other companies. Unfortunately that week, Hurricane Matthew also decided to visit the coast as well.
We knew that our rental property might be damaged as a result of the storm, but we decided to travel there anyway since the storm had moved well past our reservation site. While driving from Atlanta, my wife and I called VRP representatives about a dozen times, trying to find out the status of our rental. Although we fully understood how that storm of that size might negatively impact VRP’s business operations, we began to get frustrated because VRP reps never returned our calls and when we asked them about the status of the home, they never had any information and couldn’t tell us anything about when they would inspect the home. They did offer us another rental home, but it was more than 100 miles away from where we wanted to be, so that wasn’t going to work.
In Florida, we called VRP for two more days and the situation was about the same. We’d ask about the status of our rental; they said they’d find out and call us back; and then they wouldn’t. We found out our rent home was damaged by driving there ourselves. By that Monday, we had had enough and called again, but demanded a rental.
Mind you, we had paid $2,200 up front. After about an hour, they placed us in a house 50 minutes away from our preferred location. We said to ourselves,” Ok, at least we have a place to stay.” By the way, my other relatives got replacement rentals immediately from the companies they used. When we got the house, we were stunned.
There was so much debris in the driveway, I couldn’t get my car to the house. Inside, the home had not been cleaned in weeks. There was pool equipment stored in the main family room; the pool was filthy; rolled up dirty rugs littered the hallway; and the beds were filled with bugs when we turned down the sheets. We then drove to VRP headquarters in Jacksonville and demanded to speak with a manager.
After an hour of complaining, we finally good a decent rental about an hour away. After the trip, I have been calling the company and sending emails seeking reimbursement for the one day of mandatory evacuation (which is part of the contract) and for the two days they refused to return our calls. The sales manager, Andy Baim, promised to return my call and “do right by us.” It’s Nov.
15 and I’m still waiting for his response. VRP performance was simply terrible.

DO NOT RENT FROM THIS COMPANY! their homes on line are computerized and when you arrive they are not what they look like on line.
We booked a vacation home and it looked brand new on line but upon our arrival it had not been cleaned, had 100's of bugs on the carpet, cobwebs and dirt on the floors. Dog hair as well and it stated on line that their were no dogs allowed. I contacted their company to get reimbursed and after two weeks of emails and phone calls, their " customer service " and " finance department" never return a call nor emailed me back. I finally connected to their supervisor, only to get re-routed 12 times.
I finally gave up and emailed the CEO and some representative called me and stated they would not allow a refund, stating many clauses that we were unaware of and we did not call housekeeping to clean the home/ which we did call and they never arrived. We stated that we had travelers insurance and since we left the house to go get a hotel, bc the *** roaches on the floor were hard to step around, he stated we abandoned the home.
Once again STAY AWAY FROM THIS COMPANY. THEY ATE THIEVES and MISREPRESENT THEIR HOMES BY COMPUTERIZING THE PHOTOS AND WILL NOT REIMBURSE YOU IF THE HOMES ARE NOT IN GOOD CONDITION.
Untruthful Employees, Poor Business Ethics, Did not give refund when promised
After asking a question over the phone about a property I was told the pool of the property was heated. I decided we needed this in writing, so on the online application form I wrote this and asked to be called within 24 hours so I could cancel within 48 hours.
First, they took over $400 instead of the $300 booking fee and could not tell me why... They took that money out immediately after I gave them my debit card number. The next day when I was told the pool cost an additional $1000 to heat, I said to cancel it (and that there was no reason for them to ever book it since I put it in writing in the first place considering the notes I had included. The very next day was a Saturday, but the person I spoke with told me she would have my money refunded by Monday.
Now, the week is over and they have not refunded anything. They sent me an email saying they had attached a copy of my refund receipt. I opened it and it was a receipt of what I had paid and a cancellation of the rental- but NOTHING ABOUT AN ACTUAL REFUND OF OVER $400. I made a mistake by believing the wording was accurate on their website.
This is a warning to others- BE CAREFUL. Don't expect a refund and do not take them on their word as I did.
I had no idea a refund could be so complicated. (I later realized they'd transposed the figures- as they were going to charge me in payments of the $400 amount and the $300 was to be the deposit.

I am an owner of a condo in Florida. My original rental agent sold her company to Vacation Rental Pro.
October is my first rental with VRP and it has been a nightmare from day one for my tenants. It's next to impossible to reach an actual person when you call them. Their follow up is spotty at best. Once my current commitment to renters is over I will be changing over to another rental company.
I seem to be doing the legwork that I pay them to do just to get issues expedited.
I didn't have a good feeling about them from day one. Intuition was key here.

Be wary of Vacation Rental Pros. In our experience with them, we found them to be deceitful and very hard to reach after the initial sale.
They were friendly enough at first when doing the actual booking but after that it was a whole different story. They did not return my voice messages and one time they actually hung up on me as soon as I identified myself and why I was calling. In all our experiences with VRBO, this would have to be the worst and I will never rent any place managed by Vacation Rental Pros ever again. Oh and read the fine print in the rental agreement, that should tip you off as to what kind of a company they are.
Section 25 says, "...
Guest agrees that they will not (nor will they cause or cooperate with others to) publicly criticize, ridicule, disparage or defame the Company or its products, services, policies, directors, officers, shareholders or employees with or through any written or oral statement or image (including, but not limited to, any statements made by via wesites, blogs, postings to the internet, or emails and whether or not they are made anonymously or through the use of a pseudonym). ...(penalty)in the amount of Five Thousand Dollars ($5000), per day each occurance"
You have to ask yourself, what are they trying to hide that they have to put that in their rental agreement? I have never seen that language in a vacation rental agreement before. That agreement basically says you can't complain about your accomodations (products, services), them not returning phone calls, etc.
The very thing that reviews are there for, to help other's decide whether or not a place is a good one to spend their annual vacation time at.
Again, what are they trying to hide except they know how they operate and they are trying to keep that from getting out. This was my experience but I would suggest you stay clear.

We rented from vacation rental pros and are staying at seashell villa 5 in daytona, we are very disatisified with how dirty unsanitary this place was upon arrival. Kitchen sink was leaking really bad and wet alot of our personal belongings the first night, the main door got stuck and locked us out for 2 hours the first night, the toilet overflowed nasty water witb *** in it for 2 days before it was fixed, sheets were so nasty and stained we had to use beach towels to lay on, lizard *** is all over floors, no lights in lamps, washing machine overflows, we have spent about 8 hrs in 2 days cleaning up water that overflowed from kitchen sink and toilets.
Bed was broke and 1 of 3 bedrooms couldnt be used. Very horrible experience, and has ruined our vacation so far, took owner 2 days to call back and he was rude.
I have videos and photos of how nasty abd unsanitary this place was if anyone wants to see them. I dont recommend this place to anyone, its so bad i am calling health department to file complaint about these toilets overflowing for 2 days and unsanitary coditions.

The rental prices seem great until they tack on all the crazy fees, if you can drag them out of them. Look at these rip off artists:

Damage Protection $195.00 non refundable !
Amenity Fee $141.91 what ??? wifi, tv, bed tax ??
Tax $265.34 (paid on all of the above !)

Almost $1000 added to the base price !! Yes, we understand FL taxes. But to pay for a ridiculous cleaning fee, plus damage - no matter how well you leave it ?,

I currently have a BBB complaint filed against this company.
The rented a house that was uninhabitable, and I am a camper, so I am not picky at all. This house had sustained damage to the chimney, according to the maintenance department of VRP.
The carpet was wet and moldy and the house smelled extremely bad. It was an unhealthy place to stay so I requested an alternative. I gave a wide range area IN WHICH I WAS WILLING TO STAY. They offered only one.
According to the website, its price was comparable to the one we rented originally. However they wanted $974 more for the "upgrade." They blatantly gouged the price, knowing that we were 8 hours from home. They gave no consideration to the fact that we did not want an upgrade, we had no choice but to move, due to their negligence. Since then, they have attempted to charge my credit card several times without authorization.
They have been very dishonest and disorganized. My advice is to STAY AWAY FROM THIS COMPANY.

The management is self centered and greed appears to be the motivation. The owner or head guy Steve uses employees and owners then kicks them to the curb not doing the right thing.
His employees take things and he does nothing about it.
Beware Vacation rental pros. They tell you they will make things right then never contact you again hoping you will go away.
You are 100% correct! Vacation Rental Pros is completely based around greed.
The employees are managed with fear tactics. They walk into work daily with the idea that this may be the last day they work there due to being fired for almost no reason. They are also constantly told to lie to customers and to give them as little information as possible. To just get the customers down payment so that when their 48 hour cancellation policy from the time of booking runs out, and if the customer needs to cancel the company can keep it.
They due this by hiding behind a contract that is e-mailed to the guest within 6 hours after making the reservation.They also try to sell you on a travel insurance policy from Red Sky travel insurance company and the staff constantly misrepresent the policy in the sales/customer service process. This contract is long, filled with rules, and is written in a vague manner on purpose. Please do not use this company. I should know!
I worked for them and had trouble sleeping at night with the way they handled business.
I tried my best to help every customer but my hands were constantly tied by the owners and the management. This company is nothing more than a scam!
